Description:

Architect designed Villa Complex built as a private residence but would easily adapt to a small hotel or villa rental facility. Built on a hillside with spectacular views of Central Lovina and the sea, the 3 villas are constructed on the South, East and West sides of an infinity swimming pool which is one of the largest private pools on Bali.

All 3 villas and the pool deck enjoy uninterrupted views down a valley to the sea and to the wooded hillside. The walled complex is set in 50 Are of landscaped gardens with a concealed service house consisting of kitchen, laundry room, freezer room, linen room, staff toilet and shower plus 2 bedrooms. The design allows for 5 further 2 storey villas to be built with the same panoramic views from the upper floor;

The main house on the South side of the pool is T-shaped with a large living area of kitchen, dining room, lounge, two balconies, entrance door and two doors to the East and West bedroom suites. The living room has a high vaulted roof with beam fixed fan, two suspended lights and further under floor lighting. There are spotlights and fluorescent lights to the kitchen area.

The kitchen runs the total width of the South side of the room and includes a 5 burner hob over a large oven with grill (LPG). The work surface contains a double drainer sink unit with mixer tap and has cupboards under and overhead. There are adequate power points to accommodate rice-cooker, microwave oven,, blender, toaster, coffee machine, deep fryer, fridge-freezer and digital hot and cold water dispenser.

The house offers three air-conditioned bedrooms (one master) with en-suite bathrooms, large air-conditioned living room and a beautiful equipped kitchen.

Vinoti furniture adorns the dining and lounge areas with 8 seats dining facility, 2 settees, coffee table, 2 side tables, flat-screen T.V. with Astro, and 2 standing swivel lamps. There is also a telephone point. Floor length curtains suspended from stainless steel rails cover the main door and the doors to the balconies. Doors throughout are sliding to maximize space.

The bedroom suites are symmetrical about the living room and consist of sleeping room, dressing room and bathroom. The west wing has a king sized double bed with convex headboard and decorative net surround, built-in side tables with bedside lamps, telephone point, T.V. and Romeo & Juliet balcony overlooking the sea. From the sleeping room sliding doors open to the dressing room which has full width built-in wardrobes providing hanging space, drawers, stacking shelves and digital safe. There is a dressing table, stool and large mirror. A magnificent bathroom completes the suite with full length windows overlooking the bowl of the hillside and, from the elevated bath, the sea. Fully adjustable wooden blinds afford privacy. A glass panel separates the low level W.C from a large wet room with shower and built-in seat. On the South side along surface has inlaid circular wash-basin with cupboards under, full-width mirror above. These are novel ventilation vents on the North-South sides.

The East wing is identical save that it has twin beds of the same design, no T.V., no telephone, no safe and the bathroom overlooks a walled garden.

The two guest houses are rectangular and identical in design to the main house, one elevated above the East side of the pool and one below the level of the pool on the west side, each has one bedroom suite with king-sized bed, digital safe and walled garden to the bathroom. The suites are identical in size and design to these of the main house. The living rooms have each settee, 2 easy chairs, a circular dining table with 2 chairs with coffee table and standing lamp. A food preparation area with work surface including sink unit, with cupboards and drawers under. There is a ceiling fan and floor lighting. Each living room opens to a large balcony with spectacular views.

All 4 bedrooms have A/C and the hot water is produced by solar heating. Electricity is 3 phase 13,200 k.w. and unlimited water is contracted from a mountain spring with the present contract expiring in November 2011. The swimming pool is crescent shaped, has 3 pumps and the water is purified by an ionizer, thus producing a chemical-free pool with Singaraja slate rather than ceramics for the base and sides of the pool.

The extensive pool deck has 4 permanent cement tables with parasols and 8 relax beds with mattresses. Steps down from the pool deck access ladies and gents changing facilities, each with toilet, shower, changing room and wash basin.

The garden is also minimalist in design, mainly grassed with flower beds and ornamental trees but other trees produce coconuts, bananas, mangos, papaya, rambutan, jackfruit and nuts. There is a kitchen garden on the slopes down to the service house. All the walkways are illuminated and there are spotlights to selected trees. The pool also has underwater lighting.

The main gate is at North East corner and has a 3 vehicle car port with further parking. There is a further gate to the service house with parking. A water tower completes the complex with reservoir below, a large storage area and 4 pumps to 4 tanks above.
